Brox Meadows

An ideal green space to enjoy the outdoors and for wildlife to flourish

Created between 2024 and 2025 on former agricultural land, this inviting site features expansive meadow and grassland areas, native tree and hedgerow plantings, a community orchard, and a pond. With great walks and plenty of interest, Brox Meadows and its adjoining woodland provide a diverse new greenspace for people and wildlife to enjoy, including picnic tables, a trim trail, and two play areas (not managed by the Land Trust).

Brox Meadows is managed in partnership with Surrey Wildlife Trust (SWT) for the benefit of the local community and wildlife. SWT looks after the site on a day-to day-basis and runs community events. Broxborough Park is a new development of 184 homes in Ottershaw East built in 2024-25 on former agricultural land by Vistry Group under its Bovis Homes brand. The development included the creation of new areas of public open space – Brox Meadows – which is a Suitable Alternative Natural Greenspace (SANG).

The purpose of this and other local SANGs is to avoid increased recreational pressure on the Thames Basin Heaths Special Protection Area (SPA) from new residential development by providing alternative recreation areas that offer a similar experience to the SPA. Following establishment of the SANG the site is being managed in accordance with a SANG management plan, for the benefit of people and wildlife.

The Land Trust took over responsibility for Brox Meadows in June 2025 and manages the site in partnership with Surrey Wildlife Trust, which undertakes the day-to-day site management.

Surrey Wildlife Trust (SWT) looks after the site on a day-to day-basis and runs community events.
